After five years of planning, a prominent riverfront site at Picnic Point Esplanade is preparing for a major transformation, with demolition set to pave the way for Noir — an eight-storey luxury apartment development.
The Kratzmann Group project will bring 14 exclusive residences to the combined 1,012sqm site at numbers 30 and 32 Picnic Point Esplanade, including 13 three-bedroom apartments and a four-bedroom penthouse. Prices are expected to start at $3.95 million.
Designed for those seeking a premium waterfront lifestyle, the development will feature a swimming pool, barbecue area, steam room and two levels of basement parking, along with dedicated bicycle spaces.
There’s also a thoughtful touch to the project. While the existing brick triplex will be demolished, the neighbouring house is intended to be relocated rather than destroyed, giving it a second lease on life.
The project has travelled a lengthy road to reach this point. First lodged with Sunshine Coast Council in July 2021, the plans underwent revisions and a Planning and Environment Court process before receiving approval in 2023. Further design amendments have since been approved, with an operational works application still under assessment.
Off-the-plan sales are expected to launch this week, with construction earmarked to begin in February 2027 and completion anticipated between mid- and late-2029.
And Noir may not be the last word in luxury development along this stretch of the river. The Kratzmann Group also has plans before council for another proposed 14-apartment development further along Picnic Point Esplanade.
Maroochydore’s riverfront continues to evolve, with another premium residential project on the horizon.
