Yandina Set for Major Growth: Second Retirement Village Proposed Beside New Halcyon Community

Yandina is on the verge of another exciting chapter, with Stockland lodging plans for a second over-50s community that would sit directly alongside its current Halcyon project. As someone proudly representing our region through Jaz Realty, I’m always watching local development closely — and this proposal could significantly shape the future of housing in our hinterland town.

Stockland’s latest application outlines up to 268 new retirement homes on a 15.5-hectare parcel spanning Cooloolabin Road, Brandons Road and Browns Creek Road. This would adjoin their $200 million, 250-home Halcyon Yandina village, already under construction and set to welcome residents by mid-2026.

If approved, Yandina could soon offer more than 500 modern retirement homes, strengthening our appeal as a lifestyle destination and supporting much-needed downsizing opportunities for locals.

Key Highlights of the Proposal

• Up to 268 manufactured homes:
o 253 two-bedroom
o 15 three-bedroom
• Mix of detached and some attached dwellings
• Homes up to two storeys (8.5m), with most remaining single level
• Minimum lot sizes from 120sqm to 175sqm

Lifestyle Amenities Planned
Across more than 6000sqm, residents would enjoy:
• A pool
• Outdoor sports courts
• A wellness centre
• A clubhouse and social spaces

An internal link between the new village and Halcyon Yandina would allow both to function as one cohesive community.

Planning & Location

The land is currently zoned Rural, though council’s proposed planning scheme shifts it to Low Density Residential, where retirement living is supported. While the site sits outside ideal distances to public transport and activity centres, the assessment report highlights strong demand for lifestyle-focused retirement facilities here in the hinterland.

What This Means for Yandina

More high-quality retirement options can help long-term homeowners downsize comfortably — which in turn opens up existing homes for families, easing some of the housing pressure across the Sunshine Coast. As our population grows, thoughtful developments like this play an important role in maintaining balance.

A Stockland spokesperson confirmed this new stage is a “logical extension” of the current community, with the application now undergoing impact assessment by Sunshine Coast Council.
