The first land released at a 450-home Sunshine Coast development has been snapped up, with bulk earthworks expected to begin on site within weeks.
Works are progressing on the controversial Twin Waters masterplanned community, a new 104-hectare residential project, previously known as Twin Waters West, delivered by developer Stockland.
Stockland confirmed its July and August land releases sold out, with another release expected in October.
Prices started at $1.15 million, while publicly advertised homesites in subsequent releases have ranged from about $1.17 million to more than $1.4 million.
Sites across the development average around 700sqm in size, with some reaching up to 1200sqm.
A Stockland spokesperson said the region continued to experience strong housing demand.
“The sales reflect ongoing buyer interest in larger premium and lifestyle lots which remain in short supply north of Maroochy River, particularly those with direct water frontage.”
Site preparation for the development, which is located west of the existing Twin Waters community, is currently underway.
The first residential stage is planned to deliver 84 homesites and has been divided into three substages.
The new neighbourhood will have exposed aggregate paths, cobblestone edging, natural sandstone boulders, stone-clad walls and turfed areas.
Stage 1b is set to contain 35 residential lots, while the overall Stage 1 plan includes a one-hectare community hub site and parkland.
Stage 2 is planned to deliver a further 84 homesites, although a construction timeframe for that stage has not been confirmed.
Meanwhile, road works are continuing on the David Low Way and Ocean Drive intersection at Pacific Paradise – a condition of the development approval and which is scheduled to be completed in mid 2027.
The residential development has had a long and contentious planning history, dating back to an initial proposal for the site in 2008.
