Something big is happening 🌴
If you’re watching the Sunshine Coast property market, there’s something happening in the Caloundra that’s worth paying attention to.
Aura is growing — fast.
And now the infrastructure is starting to catch up.
Aura Boulevard is being upgraded from two lanes to four across 3.5km, with new intersections, bridge upgrades and improved connections for cars, public transport, pedestrians and cyclists.
The works are expected to be completed by mid-2027.
There’s also early planning underway for a proposed connection between Aura and Pelican Waters, which could further improve connectivity across the area.
More than 60,000 vehicles a day are now using the wider Caloundra Road corridor.
That tells you something about the scale of the growth.
From a property perspective, I always think infrastructure is worth watching.
Because when you combine population growth, new infrastructure and improving connectivity, you start to see communities change — and often quite quickly.
Aura, Baringa, Nirimba, Caloundra and Pelican Waters are certainly areas I’ll be keeping a close eye on.
The Sunshine Coast is growing.
And the south is changing with it.
