JAZ REALTY | YANDINA COMMUNITY UPDATE Five New Tenancies and a Gym Proposed for Key Site Beside Heritage Landmarks
A new proposal has been lodged that could bring fresh energy, jobs, and services to the heart of Yandina. Plans have been submitted to develop a low-rise commercial complex on the vacant 3533sqm block at 19 Stevens Street, directly beside two of Yandina’s most iconic heritage landmarks.
As your local real estate professionals at Jaz Realty, we’re committed to keeping our community informed about developments that shape our town’s future—and this one is worth watching.
What’s Included in the Proposal?
The application outlines a three-stage development featuring:
A 394sqm gym (Stage 1)
Five commercial tenancies suitable for shops, offices, or healthcare services (Stages 2 & 3)
Tenancies ranging from 94sqm to 133sqm, totalling 558sqm of new commercial space
50 on-site car parks
A single-storey height of just 6.5 metres, well under the allowable 12m
This low-rise approach ensures the new buildings sit comfortably within the heritage-rich streetscape.
Respecting Yandina’s Character
The development sits alongside two of our town’s most significant heritage sites:
All Saints Anglican Church (built 1881)
Yandina School of Arts (opened 1916)
Both buildings carry deep historical meaning, marking Yandina as one of the region’s earliest centres of community life.
The planning report emphasizes a design that enhances, not overshadows, these landmarks—using traditional forms, sympathetic colour schemes, and materials that complement the existing heritage character.
A Site With Many Past Proposals
This block has seen several concepts over the years. Earlier plans included residential units and even a car wash. The latest version focuses purely on commercial needs—delivering practical services while supporting local economic growth.
What Happens Next?
The application is code assessable and also requires review from the State Assessment and Referral Agency, due to its proximity to Farrell Street.
If approved, this project could bring new employment opportunities, additional local services, and a welcome boost to central Yandina—all while preserving the charm and character that locals love.
