Fresh Plans Revealed for Former Bowls Club Site in Pacific Paradise

Community-focused redesign aims to balance housing needs with local expectations.

A landmark site in Pacific Paradise is set for a major transformation, with fresh plans unveiled for a mixed-use development on the old bowls club site next to the North Shore Tavern. Long-time site owner John Goulter has revised his original proposal in response to council feedback and community concerns, bringing forward a more considered and community-aligned vision.

The 12,775sqm site on David Low Way—once home to the Pacific Paradise Bowls Club—will now feature a reduced-scale development, including residential apartments, short-term accommodation, and expanded commercial offerings.

A Scaled-Back Design That Reflects Local Character

Originally submitted in September 2023, the proposal faced concerns around height, density, and parking. After extensive consultation—including 72 public submissions and two rounds of meetings with Sunshine Coast Council—Mr Goulter and his team have significantly revised the plans.

Key changes include:
• Residential apartments reduced from 127 to 85
• Short-term accommodation units reduced from 78 to 52
• Building heights dropped from five and six storeys to three and four storeys
• Commercial floor space increased from 170sqm to 1086sqm

“We’ve taken on board the feedback and made real changes,” Mr Goulter said. “The new plan aligns with council guidelines and what the community expects from new development in this area.”

Designed with Lifestyle and Liveability in Mind
The development will feature three residential buildings clustered around a landscaped communal area with a pool, gym, and residents’ lounge. Short-term accommodation has been shifted to front Timari Street, while residential buildings along Menzies Drive and Lerner Street have all been reduced in height for better neighbourhood compatibility.

Importantly, the North Shore Tavern—a popular local destination—will remain in place and continue to serve the community.
The project also includes provisions for future commercial tenancies such as professional suites, a proposed local gym, and the potential for a new medical practice.

Clarifying the Site’s History and Community Sentiment

Mr Goulter also addressed the ongoing discussion around the former bowls club.
“There’s been some confusion about the club’s closure,” he said. “We purchased the site back through a closed expression-of-interest process after the club committee faced financial collapse. We allowed the club to continue rent-free for two years, but no viable committee could form.”

He said efforts were made to find sporting or recreational tenants, but interest was limited due to the specific nature of the site.

With the property now deteriorating and vulnerable to vandalism, redevelopment has become the most practical solution.

A Well-Located Answer to the Housing Crisis

One of the key motivations behind the project is addressing the region’s pressing housing needs. The revised plans include a generous number of one-bedroom apartments to improve affordability, along with ample parking to reduce impact on surrounding streets.

“We’re offering a diverse housing mix and a balanced design,” Mr Goulter explained. “This development aims to meet the real needs of the community—today and into the future.”

The updated proposal is expected to be considered at Sunshine Coast Council’s July ordinary meeting.
