First development approved for suburb that could ultimately have 6000 homes
Development approval has been granted for a new $270 million precinct on the Sunshine Coast, paving the way for more than 900 homes to be built.
A lakes precinct will be constructed in the new suburb of Gagalba, within Stockland’s rapidly-growing Aura community.
It was given the go-ahead by Economic Development Queensland, as part of the Caloundra South Priority Development Area.
A diverse mix of housing will cater to first-home buyers, downsizers and growing families.
In addition to detached homes, other housing currently being considered includes duplexes, triplexes and multi-residential dwellings.
Once complete, Gagalba is expected to provide 6000 homes set among a network of lakes, wetlands and green spaces.
EDQ executive director business operations Jason Camden said approval for the first development in the suburb marked a significant step forward in addressing the state’s housing needs.
“We are pleased to announce the approval of this development application for Gagalba, which is an exciting milestone that will deliver more homes for Queenslanders,” he said.
“This project will not only provide over 900 new homes but will also contribute to the creation of a vibrant, connected community that will enhance the lifestyle of future residents.
“It’s an exciting time for the region, and we look forward to the positive impact this development will have.”
This first stage, known as The Pumicestone Precinct, is intended to provide a daily community hub and residential neighbourhoods with views of the Glass House Mountains.
The 74-hectare site will ultimately include a neighbourhood centre featuring a retail and commercial zone, childcare centre, sports park and a state primary school.
There will also be a civic park for social gatherings and community events.
The completed development will include two state primary schools, one state high school, sports parks and retail centres.
The investment in green space is proposed to include lakes, subject to a further development application.
Gagalba, which is a Kabi Kabi derived word meaning ‘shining place’, is located south of Banya, adjacent to the Bruce Highway and with direct access to Bells Creek Arterial Road.
Stockland Project Director for Aura Josh Sondergeld said early works were expected to get underway shortly.

“Once complete, Gagalba is expected to provide 6000 homes in Aura.
“We continue to see high demand for homes in the community, driven by the range of housing options available in the community, the active lifestyle and the convenient access to schools, jobs, shops and parks.
“Our master-planned communities play an important role in providing accessible home ownership options across Australia.”
