Change on the Horizon: 13 New Units Proposed for Myall Street, Cooroy

One of the things I love about working in real estate here in the hinterland is watching how our towns continue to grow while still holding on to their unique character. Cooroy, in particular, has been buzzing with development activity in recent years — and now there’s another proposal on the table that could add more housing options right in the heart of town.

A development application has been lodged with Noosa Council to build 13 units at 15 and 17 Myall Street. The proposal, submitted on behalf of The Mackay Group, would see two existing homes demolished to make way for a two-storey complex across three buildings.

What’s Being Proposed?

The plans outline a modern development designed for convenience and low-maintenance living:
• Nine two-bedroom units and four three-bedroom units
• Spacious layouts with open living, dining, and kitchen areas on the ground floor
• Bedrooms, bathrooms, ensuite, and study areas upstairs
• Private terraces and open space for residents
• 21 resident car parks plus 3 visitor spaces

While mostly in line with planning requirements, the developers note that part of the roofline will slightly exceed the 8-metre height limit due to the slope of the site.

Myall Street: A Hub of Growth

If you’ve been following the local property news, you’ll know that Myall Street has been a hot spot for proposals:
• A set of Queenslander-style units at 27 Myall Street was approved in May.
• A Woolworths and 120-room retirement village at the corner of Myall Street and Ferrells Road is currently being assessed.
• And of course, many will remember the retirement village plan adjoining Cooroy Golf Club, which was ultimately rejected.

These projects highlight the strong demand for both housing and lifestyle options in Cooroy. It’s no surprise, given our town’s blend of country charm and central location within the Noosa hinterland.

What It Could Mean for the Community

For buyers, this proposal could open the door to more opportunities in the medium-density market — a style of living that appeals to downsizers, retirees, and younger families who want to be close to town without the upkeep of a larger block.

For current homeowners, continued development interest in Cooroy signals confidence in the area’s growth, which can have a positive flow-on effect for property values and demand.

As a local real estate agent, I’ll be keeping a close eye on how this application progresses with the council. Change is always a balancing act, but developments like these can help meet housing needs while keeping our hinterland towns thriving and accessible for future generations.
